CML Spotlight - Penny Nelson

Penny began her career in the Mortgage industry more than thirty years ago. She has spent twenty of the last thirty years managing, sponsoring and teaching mortgage professionals in activities including origination, processing, underwriting, funding, warehousing, closed loan sales and assigned trades. She was an active Conventional, VA and FHA underwriter for 18 years. Penny is currently a very busy producing manager for Classic Home Mortgage, LLC located in Centennial, Colorado. In her career Penny has seen an evolution within the industry that was beyond imagination in the early 1970s. Her very first Manager, Maurice Calderon, instilled in her a love of the industry and the confidence to develop a career in lending. “That type of encouragement was quite advanced in an era when mortgage lenders would not consider a young woman’s income for qualifying! She related how Maurice continually stressed the importance of acting with the best interest of the borrower in mind at all times. Penny feels this early lesson continues to serve her well.

For the last three years Penny has instructed classes for the CML designation program and is assisting with the current effort to revamp and consolidate the classes being offered. “I love teaching the CML program and I learn something new from every class I instruct,” Penny noted. “Participation also provides a chance for me to do my part to help increase the quality of mortgage lending in our state. I believe the CML designation raises the bar for the Mortgage Professional in Colorado, which is especially important in an environment struggling with regulation enforcement. When it’s time to hire, I definitely look harder at a candidate with the CML designation.”
